Pluggable electrical lighting systems for Plus Ultra Leiden

At the entrance of the Bio Science Park in Leiden, a new multi-tenant building is getting the final touches, commissioned by Kadans Science Partner. Plus Ultra Leiden provides flexible rental space for offices and laboratories, with a total gross floor area of 19,000 m2. The future tenants are companies and institutions active in Biosciences, Life Sciences and Health. The new building was developed with a high sustainability ambition (BREEAM-NL ‘Excellent’) and a maximum focus on flexibility. Both now and in the future. Pluggable lighting systems make an important contribution in this context.
Commissioned by Kadans Science Partner, JWR Elektrotechniek will provide all electrical installations in the new building. From lighting to wall sockets, data connections, fire-alarm system and access control, and from design to realisation. The finishing work started in September and the new building should be completed by the end of the year, says Marco de Rouw, Project Manager Utility at JWR Elektrotechniek. “To fit the lighting in such a short time, with a limited number of professionals, we opted for pluggable electrical installation with Isolectra and Wieland."
The best and most-effective solution
Isolectra is the pioneer of pluggable electrical installation in the Netherlands, and in recent decades has become the market leader with the Wieland brand. So it made absolute sense to choose Isolectra, according to De Rouw. “Because Plus Ultra is our first major pluggable project, we contacted them at a very early stage. This gave us time to discuss all the options for pluggable electrical installation with Wieland.” The initial contact was made in late September 2020, says Yannick Boertje, Key Account Manager Building Technology at Isolectra. “By working together from an early stage, we arrived at the best and most cost-effective solution for this project. Based on the installation drawings provided by JWR Elektrotechniek, we jointly produced a design for the pluggable lighting. We then took on the engineering together with our partner B.E.G.”
No additional cabling required
DALI fixtures in combination with DALI presence detectors are installed in the offices and circulation spaces, says Boertje. “The presence detectors are connected directly to the DALI bus and, thanks to a KNX/DALI gateway, do not require any additional wiring. The DALI/KNX gateway by B.E.G. connects the KNX bus to the DALI bus (the DALI controls the lighting). In addition, it is possible to switch the sensors with a push-button interface, an application or a remote control and – via the KNX gateway – to monitor them via remote access. The sensors are programmed along with the KNX installation by JWR Elektrotechniek.”
Minimal unresolved issues
Thanks to the pluggable electrical installations, optimal flexibility is guaranteed, emphasises De Rouw. “In cooperation with B.E.G., a basic layout was chosen with one sensor and six DALI fixtures. When room layouts change, these master/slave schemes can be adapted very easily. Installation is going very well, he says. “The final lighting systems are currently being connected. On the floors that are already finished, the systems are even being programmed and put into operation. We have encountered minimal unresolved issues. Now that the number of professionals is becoming increasingly scarce, we see great opportunities for pluggable electrical installation. Even in larger projects. The first follow-up projects are already in the pipeline.”
