The finishing touches are being made to the extensive renovation and transformation of two office buildings on Anthony Fokkerstraat in Goes, merging into the new regional office of Stedin Netbeheer B.V. Sustainability, energy reduction and flexible future use of space are the focus of the contract. In order to meet the short lead time of about 10 months, the lighting installation, for example, is based on pluggable electrical installation.

Contractor Winters Bouw & Ontwikkeling has commissioned TES Installatietechniek Tilburg B.V. to replace all electrical installations in the office. From the power installation, cable trays and wall sockets to the LED lighting, fire alarm, access control, intrusion, CCTV camera installation, solar panels and lightning system, including a new main distribution box for the EV charging station, says Christiaan van der Pluijm, Engineer Design & Engineering at TES Installatietechniek Tilburg B.V. “The entire lighting installation is designed as a pluggable system to enable quick and easy fitting. The traditional structure of the building, with suspended ceilings, lends itself perfectly to this.”

Intensive cooperation

“Where we previously worked with various suppliers for the supply of sensors, Wieland cables and KNX components for the light-management systems, the realisation of the light-management system for this project was achieved in close cooperation with Isolectra, B.E.G. and Technische Unie", says Van der Pluijm. “In the preparatory phase, we were in close contact with Isolectra. They devised the entire light-management system. Isolectra has been a trusted partner of TES Installatietechniek for many years for the engineering and supply of pluggable lighting. And in this project, too, we received excellent support. This means all components for the light-management system are bundled into one clear quotation.” After approval, all components were fully kitted and neatly sorted per office wing and per floor and delivered by wholesaler Technische Unie, he says. “The use of special roll cages ensured optimal logistics on the construction site. The Isolectra sketches showing which components and cable lengths shouldgo where, were also really helpful. This allowed our electrical contracters to start work immediately.”

DALI-LINK light management system

“A new and multifunctional light-management system was developed specifically for this project”, explains Jordi Blanker, Account Manager Building Installation Technologies at Isolectra. “The system is based on a DALI-LINK light-management system by B.E.G., combined with Wieland’s complete DALI portfolio. From interconnecting cables to splitters, locks and mounting plates. All B.E.G. components and actuators were incorporated into pluggable ‘smart junction boxes’, to which the Wieland cables could easily be connected. In addition, a small and inconspicuous pluggable SB11 sensor has been installed for each module, which records presence, small movements and daylight levels over a large area. Lighting is controlled dynamically on this basis.” The DALI-LINK system is programmed to ensure easy adjustment of the switching regime, says Blanker. “This offers a solution, for example, when room layouts change. With DALI-LINK, master/slave configurations are no longer an issue.”

Pluggable electrical LED fixtures

Since the office buildings on Anthony Fokkerstraat were already fitted with new Zumtobel LED fixtures a few years ago, we decided to reuse the existing light fixtures. “We carefully removed the fixtures from the ceilings and transported them in containers to our Prinsenbeek workshop”, says Van der Pluijm. “Here, all fixtures were carefully cleaned. Since the fixtures were already open, we fitted 5-core Wieland plugs at the same time. This meant that the fittings did not have to be opened again on site. As soon as the ceiling grid was put back in place, our electrical installers connected the cleaned fixtures on a plug-and-play basis.”

After the installation of all pluggable technologies, TES Installatietechniek and B.E.G., together with the client, reviewed how all fixtures should be programmed. B.E.G. subsequently realised this programming. “Thanks to the intensive cooperation in this project, parts could be coordinated even better”, emphasises Van der Pluijm. “What’s more, this means our customer is completely relieved of all the hassle, from engineering to completion.”

Following on from the lighting installation, a number of floor units in the head office were also designed in as pluggable, so that the wall sockets could be connected easily. Isolectra and Technische Unie also supplied the Wieland components for this component. The project will be completed on 1 December.
